Dues payments are owed by the 20th of each month.
How often should I pay my dues?
Most members pay monthly but dues can be paid annually, biannually, quarterly or whatever frequency works best for the member.
How do I pay?
Dues may be paid by check mailed to the POA, bank wire, on-line bill pay or placing the check into the drop box located near the office at The Lodge. If the drop box is used, the check should be placed into an envelope, sealed and clearly labeled “POA”.

What are the dues used for?
Dues contributed to the POA by its members help to cover costs of expenses common to all property owners at The Bluffs. These expenses include:
1. Overnight security patrol
2. Maintenance and operation of the sewage treatment system, including pump stations, sewer mains and oxidation pond
3. Maintenance of streets and storm drainage systems within the community
4. Installation and maintenance of trees, landscaping and grass within rights-of-way and other common areas of the community
5. Installation and maintenance of signage within the community
6. Utility costs of operating sewer pumps and streetlights within the community
7. Liability insurance, administration, billing and other expenses of the POA

Who do I call about having debris picked up?
Contact Waste Management (WM) and let them know you have a debris pick-up. WM will pick up the debris on their regularly scheduled pick-up day when the following guidelines are met:
a) The debris must be placed on curbside by trashcans;
b) No more than 4 feet long;
c) No more than 35 pounds;
d) Debris does not have to be bundled/tied; however, leaves and grass clippings must be bagged; and
e) You must call and let WM know to be prepared to pick up debris.

How do I report a street light outage?
